I am trying to determine which areas I would like to buy investment propertys in, but I am not sure about how to do the research. Example, how do I find out where the best schools are, and how do I find out which areas have the biggest demand for rentals?

I would like to know if my understanding of hard money loans is correct. Based upon the definition of a hard money loans from wikipedia, it is a loan that is secured by the real estate and not the person borrowing the money. Does this mean that if the loan is defaulted on, it will not affect your individual credit rating?

Newbie investor living in Georgia, lots and lots of foreclosures available right now, but I am kinda of concern. I would like to get into real estate investing wholesaling to be specific and I'm just wondering if now is a bad time, being that Georgia already has so many houses for sale. My concern is that I will not be able to find investors willing to buy. Don't want to set myself up for failure. Any advice?

I have been looking for a mailing list to locate out of state owners, I have browse a few different websites, but I'm not sure which I should use. Does anybody have any particular mailing list companies they would recommend?

I have been looking into a lot of differents strategies for investing in real estate for example lease/option, wholesaling and foreclosures and so forth. The biggest problem I have is not finding enough about how to finance these deals. I have found alot of basic information. Meaning I haven't find alot of books that will go through the whole process from beginning to end. Can anyone point me in the direction of a good book or maybe I should be looking for a course.
