Ok I'll try and be short and clear. My mom died last year April 2023 2 years prior my step dad died. My mom had a trust set up for her apartments to be split evenly amoung us kids.  After she died my sister gets an old trust from my step dad's saying she my sister gets his half of the apartments and that means we split the other half of my mom's equally. I worked for My mom running these apartments for 9 years the day we buried her my sister fired me changed locks on house and shop and took files so i could not find the paper showing where my step dad sold his half to my mom. After that I stepped away grief is weird and while I felt I should fight for what my mom wanted my mom was my best friend and I didn't have it in me. Fast forward a year my sister calls me says she wants to sale the place makes no money. Not true but ok I'll go to bank the bank sends me a message today and says that in 21 the property was moved to an s Corp in 22 in was put in just my moms name then in 23 it was put in my sister and mom's name. I can't get the family attorney to respond but to me that means my step dad no longer owed any as of 22 and because of such after my mom died they shouldn't have put it in my sister's name too cause she would own the same amount as me not more like she thought. I'm trying to buy these apartments I put everything in them for years they where mine and my mom's and never did she think my sister would do this if she had of thought this she would have completely put them in my name before she died. I don't want more then what my mom wanted us to have. But I feel like I can't get an attorney to help they keep saying i have to prove Jerry (step dad didn't own them anymore) well the bank just proved it right? For it to go from just my mom in 22 to my mom and my sister in 23 would mean my mom would have had to have sold her a portion. And that's just not the case her and my mom didn't have a good relationship.  I'm the one who insisted my mom put her equal on stuff cause she was the oldest kid. I'm in Arkansas if anyone knows a good estate attorney or can tell me what to do. Maybe it means nothing and my sister gets 66% and I need to just deal with it.
