Hello :) I am looking to buy a property to run as an Airbnb in Chattanooga. I know they have regulations but it seems from the government website you can operate in commercial zones (C-2 C-3 C-4 C-5 UGCCC, IX, RF, RV, CX, SH). I tried to look at their short-term overlay map but can't get access. Does anyone know where these zones are located? One place I am looking at is St. Elmo area but can't find much info online about where I can buy and operate.

Great perspective @alecialoveless I also ran B&Bs for years but the more I reflect and the more research I do...and the older I get, I think you might be right and LTR is the way to go :)

Great advice, thanks @Becca F. We have been looking in Chattanooga, I also think there's lots of potential there but perhaps should pay more attention to Atlanta as well. We are pretty much in between Chattanooga and Atlanta.

Hello!! My husband and I decided to get into real estate investing and pulled out 100k to start the journey. I don't know much but just started listening to every podcast I can and it seems I might have picked the worst time to embark on this journey? What do you seasoned pro's think? I'd love some advice:

- buy now or wait until prices/rates come down?

- best markets to buy? I live in GA but not attached to that area

- would you advise STR's or LTR's?

- What would you do today with 100k and wanting your first investment to be a success? 

I just signed up for the boot camps, so hoping that helps but very appreciative of any advice. :)
