A friend of a friend recently told me they would be willing to sell their  campground. They would sell it for  $12.5 Million but the deal still works out to be a 5.23% cap rate at $14 Million. Has anyone ever wholesaled a campground?

It's very interesting to me because I've studied campgrounds and I know the value they have is incredible. I can see my self easily finding interested investors. Is there a way to structure a wholesale deal with out having anything out of pocket? I guess what I am trying to say is can you do this with no earnest money?

My one question after reading this thread is:

Why not seek FULL section 8 tenants? I have partial section 8 tenants here in NJ and I must say it is a pain sometimes. But I do know in future I will only go after full funded tenants.

Are you the realtor? If so, direct him to an attorney that can write up the mortgage for the private lender. Sounds like you have a good deal going.

@Brice Hall Use rental calculator in BP. Always factor 5-15% for repair. If the numbers work, they work. It's that simple. 

Tenants- If the house isn't tip top shape, go section 8. Guaranteed $ first of every month.

If the house is nice, screen them. Tax returns, bank statements, past land lords....

@JJ Buckner Not sure if anyone mentioned this yet.

Your goal should be:

Least amount of pocket as possible. (keep your money for other buy and hold down payments)

Buy a duplex as your first home. Live for free while renting out other side and continue to save for next buy and hold. I believe you can do FHA 3.5% down on multi family for first home- not sure though. GOOD LUCK BRO
