I've noticed the increase. Do you have a regular contractor that you use for foreclosures, or do you do the rehab yourself?

Do you finance most of your properties in cash? Do you deal with a lot of foreclosures? Do you hire out property management? I could go on.

Hello,

My friend and I are going into business. I've been helping my friend manage her sizable portfolio in the equities markets, and we decided that diversifying into local real estate would be a wise decision.

Right now, I'm struggling to find a portfolio lender. I'd like to avoid taking any personal mortgages, and keep all of the properties titled in an LLC.

Any advice would be helpful. I'm in the Ferndale/Royal Oak/Hazel Park are, with the hope to be established as quickly as possible as to be a big-time player in Detroit's come-back.
