What kinds of questions should/could I ask a previous landlord while I am in the tenant screening process? Any help would be appreciated.

My family owns a few properties in North Jersey (Newark to be exact). I'm writing about a condo we have. Our tenant recently changed the locks without giving us any type of notice, or providing a key, and got hostile when we requested one. So my question is far as the state of NJ is concerned are we supposed to have keys? Can we change the locks and provide the tenant a key? Should/Can we take the tenant to so the judge can tell them if what they did was illegal? I am just a little baffled by this whole thing. Please help

They are all mtm and have Been here at least 2yrs prior to our purchase. Most lease in our area are 1yr and I have heard from friends who do this more professionally than myself about the 2yr offer to good tenants (that’s why I even thought of it)

Hey everyone I have a quad in Philadelphia and our rents are super low why cause we inherited our tenants and decided to let them keep the same rent until the new year. This month I want to let them all know that we will be raising the rent in Jan. This way if they dont want to stay I can have time to find new tenants and all that jazz. I am wondering is this a conversation I need to have with each of them individually, or should I drop something in their mailbox, or even have a meeting with all of them to let them know what's going on?   

Also the way I was thinking fo doing it was 50 if they sign a one year lease and 30 this year and 30 next year if they sign a two year lease. What are some of the ways you guys increase rents?
