Post: I was new to wholesaling and then COVID 19 hit. Now I’m confused

I just got into wholesale back in January acquired a property in foreclosure then the next COVID-19 hit. They shut everything down and I felt so bad because of all the deaths I agreed to cancel the contract. Since they where getting stimulus check that took care of the balance on the house. Now I’m back to square one and really don’t no which way to go. A local group reach out to me to join their program. But it cost monthly to help me along the way as I help them. My thing is do I need them if someone else can point me in the correct direction. It’s something like $40 a month. Or will I just be paying $40 for nothing if nothing is sold either through them or from them. I’m just lost I don’t even know if I said this correctly enough. I’m just lost. Do I do mailers instead. How much is that. I rather do that a month I dontknow honestly

After further review I just need to find a buyer my credit is hindering me at this point. So are there any buyers in western ny area

@Carter Crowley what’s my biggest risk if I don’t give them any upfront money

@Carter Crowley well he sent me copy of drivers license. Address and when I google the address his info pops up. Some information on skip trace sites has the info on him while others are vague. But it’s like that for me so it didn’t red flag me. Again has not asked for no money up front. At least not yet, and I clearly said I will not pay any upfront money only at close. He asked how will he be sure he will get his money back so I have collateral. I replied the property is my collateral. That’s when he emailed me contract

I recently made a post about a loan I was trying to get. Someone replied that I should use someone local. I am new to this field and don’t know if any.

I have found a lender. But I am trying to do my due diligence on them. They asked me to fill out a application. I got an approval letter in my email with terms. They requested copy of my Id also. How does this sound so far? Are there any red flags or any I should look for before accepting the loan? Please help
