I can relate to the position you are currently in. I am a tad bit further but still brand new basically. I graduated college last December in Florida. Some things that I know that is helpful to know getting started is to first have a few things. 1.) An income. Lenders will have a very hard time justifying lending to someone with no income. 2.) Good credit. Lenders want to know you are worthy of paying back your debt to them. 3.) Once you have 1 and 2, you will need a pre approval letter from a lender showing how much you qualify for. 

After those first 3 steps, its time to shop for and analyze deals in your target market. Know your budget and work well within it... you dont't want to stretch yourself too thin too early. Find a good realtor in your are that will be helpful in finding yourself a good house hack deal. That is currently the step I am at right now in Orlando. 

Hey Daniel, thanks for the advice credit is something I do need to start working on building do you have any advice on the easiest way to start quickly building credit?

Another career path could be a real estate agent as mentioned above. I am a licensed agent in Wisconsin, and it has been great and it allows for you to have access to the MLS, while also working with more properties on a daily basis.

Hey Calvin thanks for reaching out I've been interested in getting licensed knowing I would want to live in Texas would you recommend looking into getting a Texas license while still living in Missouri for the next 5 months.

Because a broke guy will find it very hard to start out in this.

Thanks for reaching out Scott , Unfortunately I do not have any jobs lined up that I would be interested in but I do plan on getting a job both here in Springfield and when I get to Dallas .

Hey David, thank you for reaching out id love to grab some lunch if you could just let me know what days you are available I will most likely be here. I am willing to invest anywhere that will generate a profit, I have been analyzing the Springfield market for wholesale leads but occasionally looking for multifamily properties I can house hack when I do get ready to move to DFW area. I went to the October REIA meeting and now I am a member I wasn't able to make it to the November one but I will be at the one this month

Thank you for that advice I will have to look more into getting licensing what is the biggest difference between being like a residential agent or commercial agent . do they require different skills/licence

Hey guys Kylin checking in! I am a student athlete at Missouri state in Springfield Mo. I’m graduating this December with a degree in Econ and minor in marketing. I would like to be a full time real estate investor weather that be wholesaling, fix and flips , then eventually being a landlord. I am continuously watching and Studying real estate videos from max maxwell to BiggerPockets ofcourse, very interested in wholesaling and Househacking to begin my investment career also the Brrrr strategy for future investments. My biggest concern is finding the best way to approach and utilize the time I am going to have in this upcoming Semester until May when my college apartment lease ends and I move back to the Dallas/ Fort Worth area. Does anyone have any advice for me or some steps I can take to get my first deal also what’s a good job to have that would allow me the time to stay involved with real estate but utilize my degree? Right now with football and school I am very limited on time but I try to analyze deals as often as I can. With graduation coming up i plan to hit the ground running and have more time to do this If anyone is in the Springfield area, or even Dallas/Fort Worth area i am ready and able to help for anything.
