I am in the Army and it looks like my orders might get canceled and I could be staying here longer. I am interested in multi family properties that I can house hack in Colorado Springs. Has anyone had any luck finding anything?

I have about 80k available in a HELOC and I am wondering how I should use it? Any thoughts or ideas, I am leaning towards a small/medium multi family unit as of now.

I am browsing the internet looking at multi family investment opportunities. Is it reasonable to offer 80% of the asking price on properties that have no real issues? Also, would doing so insult the seller to the point where no deal could be reached? My strategy is to buy and hold these properties and not necessary flip them, so I do not want to get into a property that has a high rehab number.

Yes that’s my bad, I should have been more detailed in my post but I didn’t want to be long winded. My property is in Colorado Springs.

I am new to real estate investing but have always wanted to get into the industry. I own two houses (live in 1) and am not making much of a profit on my first house because I have a property manager. I was thinking about trying to buy a duplex where I live now. However, I have about 4k in credit card debt for various reasons as well. Without knowing much about real estate ( just finished the beginners course) would it be wise to jump on another property too fast? I do not think I have made any terribly bad decisions yet. I am also looking at more of a buy and hold strategy for steady cash flow and could have some money to put down if need be? Any help would be greatly appreciated.
