@Joe Fairless

Thanks for the response! I ordered all three from Amazon and already finished "How to Win...". Really easy read and a good fundamentals book. "Real Estate Development: Principals and Process" arrives tomorrow so I'll let you know how I like it once I dig in.

Again, thanks for your time and input.

Afternoon all,

I was hoping some of you may have some recommendations for a book (or books) on commercial real estate investing. I have a background in zoning, land planning, and construction but am looking to fill in some gaps when it comes to developing and purchasing commercial properties I am currently interested in multi-family and office space but the book could be comprehensive. Anyone have any recommendations for technical books covering commercial real estate evaluation, laws, and development. A recommendation for a textbook that any of you have liked on these topics would be great. Really appreciate your time!

Done!

Thanks Josh and Brandon. Just re-listened to episode 1 after listening to 100. Your genuine pursuit to educate investors in every BP episode is beyond commendable. I can't thank the whole BP Team enough, you are changing lives.

Post: Example Ebook/Pamphlet for Distressed Sellers - Squeeze Page

Good Evening BPers,

I'm currently working to produce a pamphlet or ebook (5ish pages) for distressed sellers. It will walk distressed sellers through their options on selling their homes (traditional sale, FSBO, foreclosing, etc.) and will include an option to sell their home to me. To download the ebook there will be the traditional squeeze page. My goal is to very transparently lay out each one of these options to educate the seller (even if they don't choose to sell with me, I would like the ebook to provide them value and guidance). I'm working to compile the figures, links, and numbers I will be including, but I am having trouble writing the "copy." I can write technical letters and reports all day, but could use some inspiration on how to write a little more interestingly/creatively. I have looked around on the internet for articles and as with most internet searches that include terms dealing with home seller education, the information I'm finding is garbage (misleading and poorly written). I am not looking to plagiarize a document, but just read a few examples of this being done responsible/effectively to provide inspiration and guide my ebook's tone.

If anybody has read any articles or ebooks recently that educates an uninformed seller, please post below. I realize this is a very specific question, so any help is much appreciated.

Going to have to agree with @Kyle H.  (and he has a great name). Duplexes, triplexes, and Quads might be your best option.

If you plan to live in one of the units, you could qualify for owner occupied financing and they tend to be more stable investments than condos. Don't get me wrong, the market has been generally very good for the valuation of condos over the last year. But in a flat or down market they tend to fall the fastest and furthest.

Good Luck!

Sergio,

I have to agree with @Michael Wentzel

One piece of advice I really liked that I heard on a BP podcast or read in a book (I can't recall the source), was prior to working with someone like a contractor, realtor, or bird-dog, see if they are willing to help you out free of charge with a few things. If they are genuine people and understand you have business to offer them, they will be willing to give you some of their time and energy to get their foot in the door. I have used this with a few contractors (rehab estimates for potential deals) and realtors (CMA's) I was looking to work with and I know its saved me from getting involved with some shady characters.

Good Luck!

Bruce, Thank you for the heads up. I actually went to my first NSDREI meeting a few months ago and just signed Ryan and I up for tomorrow's meeting. I am excited to hear what Robert has to say. Look forward to seeing you there.

Good Evening all,

I'm new to Bigger Pockets Online and live in the North San Diego County Area. After months of listening to the podcast, I decided to take the dive and make a profile.

I have a few buy-and-hold rental units in North County but am looking to take a more active roll in real estate.  My most recent venture is starting a residential redevelopment and development company with my brother. We are in the infancy of starting the business but very interested in speaking/working with anyone in the area with experience (other flippers, wholesalers, lenders, etc.).

With the wealth of information I have already received from the Bigger Pockets Podcast, I can't wait to dig into the website and forums. Thanks everyone!

@Ibrahim Hughes the place looks awesome! Especially considering the pictures you posted pre-flip. Good luck on the sale. Let us know how it goes.

Can't believe that's the same basement.
