I wanted to ask for everyone's experience or input on what the best way to go about building a solid and trustworthy fix and flip team would be. 

If you have developed your own team, what were some of the steps you took to develop the team? Who is on your team (GC, plumber, electrician, etc.)? 

Feel free to share good experiences, bad experiences, and/or put forth any information you think would be helpful to new or even established investors looking to build a team instead of relying on multiple contractors and specialists.

I think its great to have that as a goal and expected time frame! Thats more specific than most people who only say "Well I want to invest at some point in the future", you've actually got a date in mind and thats awesome! If it happens after that planned date, thats alright, and if it happens even sooner, then thats even better!

From afar I have been preparing for my first deal for years, but since seriously committing a majority of my time and energy away from my 9-5 job to researching , learning, and feeling comfortable about RE, I am very close to my first deal / deals in the next couple of weeks. 

I had analysis paralysis and even posted one of my quandaries on the forum here, but eventually told myself it was time and that there really is no way of knowing when you are ready, you just kind of have to go and ride the wave so to speak. 

Its a very nerve wracking time for me right now but I know I have prepared myself and done due diligence, so if something goes not as planned, I will take it as a learning opportunity and get through it the best way I can!

I am still up in the air as well about which PM group to work with for my properties in that area. I have a couple places/people in mind but have yet to secure any arrangements. 

I too was wondering about some of the areas you mentioned, N. Collnwood and Old Brookyln. Have done some research and searching through the forums here to gather some info, seems like OB would be a "safer" bet of those two now, but N. Collinwood appears to be an up and coming area (or at least an area they are trying to reinvigorate and generate some positive buss) so that would seem like a good place to invest in now to hold for a few years and hope it really does take off.

Reaching out to the schools themselves is a great idea. I do know one of the schools that offers classes is actually based in my hometown in Ohio, but I don't think the schedules would work for me since I usually go back around holidays and can't imagine too many classes going on at that time.

Still seems confusing/contradictory since I read that document and think even if I am a resident of a reciprocity state I still have to go to Ohio for the law class. Seems odd. Unless I am interpreting it incorrectly

Thanks  @James Wise  Follow up question for you - I know Ohio has reciprocity with some states, so would I be able to find one of those states that has an online program, complete it, and then file for a license in Ohio as a reciprocity licensee? 

I know that seems like quite the process but I am trying to verify if that would indeed be a possibility as I currently don't have 10 weeks in which I could physically attend classes in Ohio

I am trying to figure out the best way to go about getting/potentially getting a license in Ohio even though I do not live there. I've noticed they have some reciprocal states but I am not in one of those either. 

So my thinking is that I would have to get certification/licensure from an online program for a state that has reciprocity with Ohio, and then apply as a reciprocal RE licensee - but I just wanted to make sure that would even work or be possible before going through with it

Basically do I have to have residency in the state that I am seeking to obtain a license?
