Hey everyone,

I am currently in the middle of my first mailing/postcard campaign (postcards) as well as mailing foreclosures (personalized form letter printed from home) and driving for dollars (same contact as foreclosures).  I hate being idle and waiting to hear back, if I ever do, and want to reach out with another form of contact.  Cold calling has never really bothered me and was a heavy part of my job in my 20's but with changing times I didn't know if texting first would be better.

Does anyone have any suggestions or advice for the DFW area (or any area really) on the best way to follow up on lists that have been mailed?  I would love to hear any successful methods you have undertaken in regards to follow up with direct mail.  I am not a wholesaler, I am just looking to buy a couple of flips and buy and holds.

I have been searching for deals on the MLS and through whole sellers for a few month now but can't seem to find a decent deal.

With that I have decided to try my own marketing and am targeting high equity homeowners in two specific areas of town, both within a five mile radius of my house. My list came to about 5000 households. Any one have any tips or advice for direct mail marketing? Does this still work? What’s a good follow up? Etc..
