 I did! It is 100% legal and you do not need a license because you are a "principal" in the transaction (you only need a license to practice on behalf of someone else.) Some skip tracing works here and there are title companies that do dual escrow/close and assignments. I created a good amount of leads just grinding here but it's challenging to have a successful wholesale business on Guam because there just isn't a volume of motivated sellers. You'll find some here and there but not enough to build a pipeline. If you do pursue this, I recommend getting your license first so you have the ability list as well and still benefit from the leads you generate. But if you truly want to do wholesaling, I definitely recommend working virtually stateside. Guam's morning hours are perfect cold calling hours for the states and you'll have waaaay more resources there for comping, skip tracing, dialing and list pulling (Guam doesn't even have Zillow). I could do that but I have very specific questions and I'm working abroad right now so I'm limited to online courses unfortunately (us territory of guam.) I really just want less than an hour long conversation where I can just pick someone's brain. Thanks for the advice tho, I'll probably reach out to some local realtors soon.

Good morning,

I've recently passed my states' pre-licensing course and will soon be beginning my career in real estate. I would like to delve deeper into how value is determined through the eyes of an appraiser, particularly with comp selection and adjustments. This is a topic I've been trying to learn more about for weeks, I've spent literally my entire weekend trying to research online, and have even tried contacting local appraisers and reaching out to real estate Facebook groups offering to pay for an informal phone consultation (a Q&A session really.)

If anyone here is an appraiser, I am willing to pay you for just a phone call, please contact me.

What's up, Michael! 

I am also in Guam and just starting my journey. I am currently in my first property (VA funded) and will rent it out after the year occupancy requirement is up. Now, I am focusing on a creative finance BRRR, which hasn't gained a lot of traction yet as I am building a team still and resources on Guam seem to be limited or reluctant to work with newbies such as myself.

A buddy of mine and I are trying to start an REI meet-up group to discuss goals, achievements, and networking. Feel free to reach out to me if you're interested in that. Our next tentative date is Saturday 22JAN2022 (time TBD).

Hey Gary,
No project yet. I'm trying to learn approximates for my market before I start wasting peoples time. For ex: I have no idea how much it typicall costs for labor in my area for floor replacement, so I need to know if a total reflooring job is even within my finacial feasibility before asking for a walk through or requesting a quote. Thanks for the response!

Hey BP,
I am in the learning phase of the rehab process and am trying to learn how to estimate costs in my market. Would it be appropriate if I reached out to some local general contractors and ask them to send me an itemized bill for previous clients?
