@Nathan H. thanks for the advise but yes I would agree we are in different markets if those are your prices for windows. But like I said I do the work myself so that’s a big cut in price. @Mary Cronin i understand figuring for work. I do that on the fact that I’ll be no money in I’m leveraging all the money once completed and refinanced. So I’m getting paid for my time in the long run.

I could be a little on the conservative side on the arv. I’ve looked at other comps in the area they are anywhere from 75,000 - 109,000. The repair estimate yes I’m pretty sure of that I do all my own work and with the the major units replaced my cap ex I’m holding back would help the cash flow I feel like

This is a 3-1 I’m renovating to be my first brrrr deal. In the calculations of repairs it would include new windows, flooring, hvac,water heater, plumbing, and many more things but how do the numbers look ?

Thank you @Julie Robertson I’m mainly looking around gas city, upland, Matthews, but I’m open to looking at all deals but as far as Muncie I try to say no more that 2-3 blocks south of mcgalliard I’m trying to stay on the north side mcgalliard.

This deal would have a lot of updating and all new appliances, furnace with central air, water heater and new plumbing in the entire house

@ Clarence Stevens thank you for the welcome I’m looking forward to this journey. Also thank you @brian north. @jay ingersoll Muncie for the most part has  good rates the best rates I see are around the collage but I’m just not ready for the collage rentals yet.

Hello, my name is Kyle and I’m new to the BP world but there is so much here to learn from. I recently purchased my first buy and hold last December in Muncie, Indiana and it has gone well. Just wanted to reach out to the BP world looking to connect with others. I’m concentrating on buy and hold at the moment. If a flip came my way I would give it a try. I’ve been doing construction and remodeling several houses all within my family none for a profit to say. Just looking for other ways to find off market deals to further scale my profile.
