Thanks Jeff - all that information aligns for the husband more than clears requirements. Would you ask for proof of green card? Tenant received it recently and obviously government already went through the extensive process to provide?

I have a tenant and his wife that are applying for my property. Typical process is running background credit and eviction reports to verify all information. I’ve used avail for this in the past and it’s all worked great. Husband is a US citizen, his wife and him just moved back to the states a few months ago and received her green card in December. What documentation is required? She doesn’t have any credit, US background information and her SSN is not going through because it’s so new. Has anyone gone through this process before?

Tammy, congrats to you on reaching this point. This seems to be a good problem to have. Have you considered trying to hire someone to take some of those tasks off your plate and not just a property management company? I know a few investors that have found that finding and training the right person has been more cost effective and efficient in running their business. This might take a little more time up front training the individual but would allow you to have them run your business the way you want it run. Just another thought as you continue to scale, best of luck on your next move.

Thanks for the response all. I have handled HVAC annual maintenance in the past and have had tenants replace air filters - as stated in my lease. Confirming they keep this up to date has always been a worry.

Curious on how you handle annual HVAC maintenance? Are you tenants responsible changing filters and annual service for your A/C and furnace? If so, how do you hold them accountable to keep these up to date?

Congrats on your first rental property Felix. What I have found works best is not trying to completely rock the boat when you first come in. Buying the duplex I assume is a long term investment, keeping good tenants will be in your best interest. Use this time to walk through each unit and see if there is anything that needs repaired/fixed. This will show you have their best interest in mind. If rents are low and you plan to bring them up to market rent be upfront with them but also be considerate. Gradually increase rents if it is a large increase that is needed. These two tactics have helped keep my inherited tenants happy and I'd like to think is some of the reason they have renewed the lease with me. Best of luck on your real estate journey, enjoy the process.

Daljit, good work on building and selling a business that early in your career. As most have advised I'd certainly take time to dive into what your goals are going forward. There are many different avenues you can go with this. I'd consider networking with real estate investors that have been established and see if you can lend on one of their upcoming projects while learning the ropes. I'd advise looking at comps in the area for what layouts are getting the highest rent, as well as, the value of homes that have sold recently with each layout. Whichever combination is the highest I would consider going with that route.

Thanks for the insight Jeff. I have talked to a few local, larger size back and seems they all have seasoning periods. Have you found the smaller local banks to provide similar terms with no seasoning?
