I'm a newbie looking for my first deal in the Louisville area. I think I found a promising four-plex, but the numbers seem to good to be true and it's near the west end. To any investors in the Louisville area, would you recommend staying out of that part of town? What zipcodes/areas would you recommend staying away from and/or investing in?
