Hi Everyone,

I wanted to put together an event for those of us on the south side of town. No agenda, just come grab a drink, meet some new people and talk about what you're doing with real estate. Invite anyone you think would find it valuable to network with others in the industry.

Please give a quick reply if you plan on coming, and tag other on BP you think might be interested.

@Melvin List that's what I figured. Thanks for the response!

I found a seller that has two duplexes for sale that are on separate tax lots. I think I probably know the answer to this, but if the seller agreed to sell both properties together in a package deal, would that qualify as a four unit property for FHA financing?

I've been reading up on using self directed IRA's to finance real estate, and I haven't found an answer to this question. Once you buy a property in a SDIRA is there any way to get that property out of the IRA and still retain ownership? From what I've read you don't have much control over the property in the IRA, so are you essentially stuck with that forever?

@Luc Boiron thanks for the input! The property is on a corner, and the other side of the street is residential. It's an interesting zoning mix on this particular street.

I found a property that looks like it might be a good deal to convert into a 2 or 3 unit property. I looked up the zoning and it is zoned light industrial. On the city website, it doesn't have any residential properties listed as permitted uses in that zone. Does anyone have an idea if it would be possible to convert to a multi family with that zoning?
