@Mark F. Those were the thoughts I conveyed above. 

For those who are going to insist on a new tub, they better plan on purchasing a new one for each turnover.

@Ken Boone My market is not quite like Gatlinburg. Most houses are not STR's, but the homes of locals. So, many people have hot tubs they are selling simply because they are not using them. The one I found retails for 8400 new, is a 2019 version, and the seller wants 4700.

@Luke Carl That is the direction I am leaning for sure, but cannot help but think to myself: after the first guest uses it, isn't it technically used? After a couple of years, it for sure is.

What is your opinion on whether it is more cost effective to buy hot tubs new as opposed to used, or vis versa?

@Leslie Anne Morris This can be very unfortunate for someone who gets a 50-50 split between bookings on Airbnb, and other platforms. 

I don't imagine that Airbnb has a way to discriminate between dates blocked because they were booked off-platform from those which are unavailable for other reasons.

Makes me thnk one should prioritize their listing on one platform -- either Airbnb or VRBO

As with many HELOC's, the one I hope to get is interest only during the draw period.

During this period, how is DTI calculated: using the interest payments, or the total future payment?

Does anyone know specifically how the Airbnb algorithm treats blocked dates when ranking your listing? 

If you limit your availability to 3 months in advance instead of 6, will this be treated similarly?

My concern would be that Airbnb would misread occupancy and demote each of your listings because it does the algorithm does not know that the third listing is associated with the first two.
