The numbers tend to be a little inflated

I have worked with lenders who charge upfront fees to cover the appraisal and underwriting. This is very common with commercial loans. However, when a lender asking for $15-30K up front you should run. Fees should be no more than $500-$4000 depending on the deal size.

The fastest and low-cost way to get started in real estate:

Call prominent real estate investors in your market can contact them and ask them if they will mentor you in exchange for sourcing deals. You will just need to determine what asset class you want to work with i.e residential or commercial real estate. This way you get to experience while you learn. 

You can also offer to source deals for investors for a referral fee.
