 IMPOSSIBLE to get the reno cost from a book. Every city is different, PLEASE get yourself to a RE meeting, and do NOT try and do all this from books and sitting online, it will not end well.  YOU and ONLY YOU, need to know what it will cost.

I understand it is impossible to get rehab costs from a book. That’s why it’s called the book on ESTIMATING rehab costs. I 1,000% agree that prices vary by city/location. Some jobs in New York City are obviously going to be much pricier than jobs in Cleveland. I’m just curious to see if anyone has a general pricing list. I should’ve been more clear that I’m not using a list to put together a budget, just to get a general idea of how much certain things cost.

Hey everyone, I've been calling around to banks trying to find someone that offers a HELOC on an investment property. I have found a bank that will offer a HELOC with an LTV of 75%. I've spoken with another bank that will offer a Commercial Line of Credit on my investment property with an LTV of 80%. What's everyone's thoughts on HELOC's vs Commercial Lines of Credit?

Hello everyone! 

My wife are starting our real estate investing journey and we would like to scale up with multifamilies. When searching for properties I’ve come across a lot that current rents are below market rent. What are everyone’s thoughts on purchasing properties with tenants in place currently paying below market rents?

My wife Ali and I have stumbled upon the real estate investing world recently and have been listening to bigger pockets non stop. I bought our first property in 2019 and Ali and I met shortly after in 2020. In December of 2023 we decided to house hack and we put 5% down on another property and moved out. After all expenses we are cash flowing on our first property and we are hungry for more. At this point we have a big chunk of equity in our first property and we are looking to leverage that equity to invest in more properties.
