Ok is there a source that will show me how to do that efficiently and what indicators to look for?

Hello, I am planning on moving my family from GA to NC in the next 5 years. We're not really married to one specific location, just want to be closer to family. I'd like to buy something in a location that is about to blow up so when we do move we're not like "Man we should've bought 5 years ago". I might buy some land or a rental property I don't know. Is there a good book that'll help me analyze markets or help predict up and coming areas?

Is it possible to refinance while the tenant is in there? What if I need more cash for the next property and collect a couple of months rent? Or what if I want to take a couple months off?

So, if I buy my first property with cash, renovate it, rent it out, how does the timing of the refinancing work? Do I get it appraised for refinancing while its vacant and refinance it when I have a tenant and am ready to buy another property?

I guess I'm a little confused by the book. First it mentions buying with cash is ideal. Then it mentions getting a loan. Is this for people who don't have the cash to buy their first house? Even if i have the cash to buy a house, is it still wise to get a cash loan for my first brrr house?

I am reading through the BP BRRR strategies book right now. I plan on jumping in head first into real estate investing two months from now. While reading through the book it mentions that buying your first brrr property with cash is ideal. I have always heard that you should invest as little as possible. I dont have a problem buying my first property with cash, I just want to make sure I'm doing the right thing. What are your experiences?
