I am a relationship driven person. Flipped 24 properties...Two most major flips netted me 76k and 45k profits...Now a buy and hold. Looking to re-enter the flip arena currently and wanting a HML to work with...If anyone has any recommendations would love to hear about them.

My current situation: 5 properties in Buy and Hold, 1 under contract to close.  4 Currently rented, 1 under construction, and the one to close to enter construction after closing.  I have been doing these deals with my own cash.  Don't have enough cash after these two to flip properties also but enough to do my part.

Is that it?  Doesn't look like it has a roof?  Sounds like you may be in over your head...If you want a quote we can't give that to you...Looks to me like you are building anew house...Get a contractor to give you a quote.

@Kiki Helland I'm not sure why you would want the appraiser to know about that...In both worlds I live in, buy and hold and fix and flip, I want the property to appraise for the MAX value that I can get it to and do not want the appraiser hitting me for things like that...It will cost you more money if you are doing this in a loan senario as most banks will lend 75% of the asset.

If I were in your shoes, I'd be going back to the seller to ask for a discount on the faulty wiring and not passing anything along to the appraiser...just my .02

@Charlie Prior If i understand this correctly...They are benefiting from your great credit rating and not actually using the cards or even have access to the cards?

Doesn't matter how much you caulk it won't stop them, chemicals will wash away, my bug guy charges me 40 bucks for an outside spray...The problem is the food...The cat must not be eating the food right away or is leaving something in the bowl.  Sounds like to me she needs to be educated and feed the cat and clean the bowl versus leaving it out...I have a dog and this happens to me and my home is sprayed monthly...It only happens when we get lazy and don't clean the bowl properly.

Personally,  i would spray, then ask her about what i mentioned above.

I had several first steps...Before I even looked on the mls, I went to the bank and talked to my loan officer and got educated on what he wants and needs to finance.  My next stop was to a pm office who is now my pm.  we spent several hours driving around and I bought my first two houses from he and his partner.

Wow, He is trying to take you to the cleaners I believe!  Are you really friends?  all joking aside, that is EXTREMELY high...I don't see how he would make much of a profit at 40% workmans comp. or have much of a business...
