Wow with just the numbers above you are up to 8500 bucks...I don't know much about land contracts but maintenance on 18 units is going to be at least 1000 bucks or more not to mention vacancies, and if you have a major issue...I would pass.

Wow, and they say foot traffic did that?  That's terrible!!!!  Lesson learned never pay until the job is done to satisfaction.

It depends on how bad your realtor wants your business...I do business with people who are willing to go the extra mile.  @Charlie MacPherson gets it!  Realtors like him are worth their weight in gold because they help you build your wealth and give you all the information at your fingertips (which is what you want and need)!!

I bet your tenants will tear them up causing you to replace them time and time again...I wouldn't do it.

It depends on the properties...Are these A, B, C, D properties?  Are they desirable?  Rented, lots of work to be done, etc...Need more info to be able to tell

When flipping for profit I do flat.  Popcorn is OLD.  Also the last two I have done I actually painted the ceiling a color other than white for added effect.

The number of foreclosures in my home town has skyrocketed...Most of which the purchaser paid wayyy to much for the property, and walked away.

My PM charges 40 bucks to go to a house...Plus materials...If it is longer than an hour it goes up.

I personally would do this, and have done it in the past as well as done it myself.  They are going to pay because a negative rating would hurt them in the buying process again or in the renting process.  Its a safe investment.  Figure out mortgage, INS, Taxes, etc and rent it to them with that plus whatever profit you are wanting to make.
