Not mention how invasive it is to the tenants. I’ll have to non renew there leases, send them into a housing market at higher rents compared to what they pay. Renee if you need me to help you out at all pm me and I’ll give you my e-mail or cell. 

There is a 0% chance you’d pass by ‘dusting’ the windows. 

It’s a sticky strip and it’s measured in micrograms. I think I have the paper in my truck. Is the city going to replace all of the water supply piping?

Many landlords in Toledo are elderly & own 2-4 properties. This is frequently a primary means of retirement in addition to SS and pensions. 

How they are going to pass these inspections I have no idea. I guess they can hire a painter and window installer. But anyone you pay $14 an hour is not going to have the owners best interest in passing. 

It’s a shake down. The city could offer housing stock improvements by joint ventures, low interest rate loans, tax deferrals or abatements. 

BTW the time it took to prepare to ensure I was confident I’d pass prob cost me about $2,000. It took a few months to pass as I was balancing other properties & other items. Terrible experience. My properties always stayed nice and super clean. This makes me not even want to be in residential at all. 

I passed a test today to find out next time around the carpet same size is going down like .0002 under this, I would have failed. I grew up in Toledo, but I am ready to take my butt back to ft Myers. You would NEVER have these issues in Florida.

With big money comes risk, but not only risk, responsibility. Responsibility for others, a lot of people say they want to make big money, but aren’t equipment mentally to handle it. Either way waking up in the morning is a risk. 

If you wrapped those properties together I would ditch turbo tax ASAP. When your looking for accountants (if you choose to do that) interview as many as you can find. Ask them if they have owned real estate or if they have any experience with their clients owning real estate. I am not an accountant, but I feel your question could be complex and bigger pockets may or may not help. It likely help, but if it was me I would for sure be looking for a good accountant. 

I think if you set up a solo 401k at E-trade you can do a loan against your 401k. You can fund that by rolling over another acct. If it is your first property I guess this is prob not an option. I'd check with your accountant on that though. The penalties are no joke on the trad withdraws. If you make anymore roth contributions I always save my 5498s and add them up each year. There are other roth rules to do that.

The frame is removed. The most recent picture I have shows the top 2*4 in the ceiling however it is removed. I have the corner bead cleaned up. As far as applying the joint compound do I do this in a similar matter like spacal? Do I need to tape anything or apply any sort of mesh to hold the joint compound? Does it matter the type of joint compound I buy? 

My goal is to fill the hole and paint the bathroom.
