I've been following the podcasts and reading some books but I've never heard of anyone putting solar panels on a rental, why is this? I did a BiggerPockets search and found a few year old post saying submetering is great. There seems to be good financing and incentives to put solar panels on, why am I not hearing about people doing this?

I'm curious what you guys find as the hardest part about real estate in general? Could be anything regarding any of the strategies like Wholesaling, Flipping or BRRRR or anything else regarding real estate.

From listening to the podcast and reading some books it seems that the hardest part about real estate is finding deals or finding funding. If one of the those is the hardest thing you chose, what about those 2 things is hard?

@Jon Reed Thank you for your feedback, I completely agree. I was mostly wondering about the legality and typical bank policies with them allowing me to see documents or help in the other ways with all of the new laws after 2008 since I'm not certified or licensed. What would be your recommendation for who would be most beneficial in my learning if they all were good with me helping them?

I know 2 people well that are in real estate, my Boy Scout leader which manages a team of loan officers and one of my friend's mom which is a loan officer for US Bank. One of my teacher's family and runs a real estate group and someone in my grade's parent runs a realty group. I've asked my friend's mom about shadowing or an internship or something and she didn't know what I would be allowed to do since I'm not certified. What should I do next to try to get an internship or something?
