@Ron Flatt it’s moisture vapor, it’s constantly passing through an uncovered slab. The lvp on top will keep that moisture from passing through and the wood will absorb the excess. The kind of moisture I’m talking about isn’t droplets that you see with your eye and most people (even lots of pro installers) don’t consider it until it’s too late. The only plywood I would even consider is marine grade plywood, and it’s extremely cost prohibitive.

Self leveler would likely be a better solution for you.

Hey Ron, that is highly likely to have problems. When you cover the 1/4” plywood over the slab it traps the moisture pass through and will almost always rot your wood and grow mold over time.

Generally most subfloors are not suitable surfaces for a glue down lvp installation. Generally we would put down 1/4” underlayment grade plywood then glue to that. That serves two purposes, it gives you a great surface to put the new product on (key factor in longevity) and will not permanently damage subfloor when you change flooring next time. Plywood and lvp can be removed or, more commonly, gone over with next type of floor.

Yeah, gluing over a crappy old wood floor can be iffy, we fo floating lvp over old wood all the time though. I’ve been doing floor installations for 16 yrs and have covered tons of hardwood with vinyl products with no issue

I will put in a good word for @Ali Boone, she is very helpful in educating people on turnkey properties. She has a lot of good articles on BP published as well. Definitely join her turnkey rental properties group on Facebook if you have interest in that type of investing, I’ve learned a ton and for free!

I am floor installer by trade, and I agree. Glue down lvp is the way to go. If you want carpet in bedrooms go with carpet tiles that can be easily replaced.

I would agree it’s not easy (who said it was?!) but I did my first and walked away with a solid $50k+ in profit that I then 1031’d into two houses. I was hoping to get all my money out and maybe make $20k selling two years later. I thought I overpaid for the house based on books etc and numbers people throw around. I found the strategy worked better than expected.

Out of curiosity, how are you negative $20k on your two properties? Major tenant damage?

For reference, I own properties with Spartan and know others that do without these type of complaints listed above.

Yes, they are a turnkey company, not a promoter like some companies. I purchased two properties this year from them.
