Thank you for the response.  I am looking at a seller finance with 10,000 down and 4% interest for 3 years.  Asking 120,000 for the property and is in a high appreciation area, but I do not have the exact numbers in the last year.  It is just such a unique property because there isn't really a comparable property.  No many multifamily units with storage units on site are around.

Not sure if that helps but I appreciate the feedback anyway

HI EVERYONE...I'm a first time investor and am having trouble analyzing the value of a property. It's a 3 unit property with 13 storage units in the deal. Good location asking 120k. The property is unique so I'm not sure how to analyze. Rents are currently $500 a month with each unit $45 a month.  Any help is appreciated.
