Brian I've only been analyzing the market with BRRRR in mind for a few months but I definitely agree the idea you can refi and get all your cash out doesn't seem probable. I also realize wholesalers are keeping good deals for themselves. All the more reason to try marketing myself I suppose.

I’ve had a similar experience with the same properties being listed by multiple wholesalers, often times at different prices. What are you doing for quality leads then? I’m considering starting an online and mail marketing campaign.
