I have an investor with 2 unique commercial real estate investment opportunities and is looking for an equity partner to help with the down payment.

- First property is a converted Days Inn in Florida to a weekly rental and is a 17 cap

- Second property is a strip mall in Maine with a large tenant that has a 10-year lease and is a 13 cap

Depending on the interest rate of the business loan, refinancing with a commercial real estate loan can be used because the property is not owner occupied. I've seen up to 75% LTV for single family investment properties.

Commercial loans can be used for single family investment properties that will not be occupied by the owner. Stated income programs are based on the income of the property and usually, personal tax returns are not needed to get financing.
