HELP! 

Okay, I found a property in my town, great location, 1900 sq feet and I think it will rent easy for 1k. 

Purchase price is 114,500 and seller is open to financing the proper themselves. How do I structure the offer to the seller in order for it to make sense.

BP peeps, I'm Would like to buy a home that's in a all cash auction. My plan is to renovation it and get it ready for rent. I have a few questions:

1. I don't have the cash, but I could go get a personal loan for the amount needed. Is there a better alternative? 

2. If I purchase a property with all cash, can I do some kind of financing afterwards to get my cash back?

Hello people of BP, I'm new to real estate investing and looking for a rental property. I work in the restraunt industry which requires me to change jobs often. I don't have a stable income over the past two years which to my knowledge hurts my chances at getting a loan. What are my options to dividing a loan?

Adam, thank you for the advice. I'm not 100% on the process of refinancing, so I'll double up on that before I make any moves on the property. 

As far as contractors go, I have a license contractor that will do the work for me, he is a close friend. 

Jeff, there will only be one unit. It's a single family Dwelling. 

Hello BP peeps, I'm new to real estate investing and looking to purchase my first property. I'm thinking about using an FHA 203K loan to help with the rehabilitation costs and security of the loan(fixed interest rate, longevity, etc). I understand that with an FHA 203k I have to make the home my primary residence. My question is, how long would I have to make it my primary residence? Is refinancing an option when you enter this loan?

Also, does anyone have experience with FHA 203k loans?
