Post: I'm finally a cash buyer... Now what

So not long ago I posted a thread asking for advice on becoming a real estate investor. I got some good responses on many different ways and I did some of my own footwork and I have managed to secure $100k through private investors for real estate. In a lunch meeting with the investor on Saturday he pretty much gave me fair game in the type of real estate to invest in, ie. rentals, flips, full out reno, turn key, duplex, triplex, ect. My question now is, where do I start. From the seasoned veterans here, what do you think is the best way to go. If it helps curb your advice, the area where I will be purchasing is Ashland, Ohio. Small town, low cost of living and housing. I found a very nice 4 bedroom 2.5 bathroom property that had some recent reno and a new roof in 2015 but at the same time could use a few cosmetic touch ups. Asking price is $59k but obviously as a cash buyer, money talks (it also helps that I know the realtor). I've looked into comps in the area and the well done and clean looking properties are running in the $75k and up range, where are the ones that need a little TLC are running in the $40k range. That's a very large gap and its slightly concerning. However, I did notice that the area seems to do well with renters. Rent ranged anywhere from $600 to $800 monthly, depending on the luxury of the property. What are some thoughts on options for this property, if its the right one at all. What are key factors to look for in a property to really draw attention, whether its from a rental or a flip? All advice is good advice. Thanks!

Thanks, Chris! As far as W2's 2016 will be my 4th tax year. My business partner will have his 2nd for 2016. We are exploring all options at this point but are leaning much more toward completely leasing out a rental so would prefer not to live in the properties. Granted we are still young so living with our parents is still justified. But again, we are not turning down any options. I greatly appreciate your advice.

Hey everyone, my name is Kyle and I'm from small-town Ashland , OH, which just so happens to be the rated the 4th most city with the cheapest cost of living. Whether that is a good or bad factor is to be determined. Just some slight background information on me, I did one year at Kent State University studying Finance and French but after the pressure of student loans breathed down my neck I couldn't justify the cost for no definite gain. I work at PNC Bank in the running towards becoming a personal banker but just surviving as a teller till next year. I have investing experience with the stock market and precious metals and have been doing so since I was 17, but again, stocks are risky and leave a bad taste in my mouth. I was introduced to the idea of real estate by my best friend, who shared his ideas with me and I coined him insane. After thinking about it I coined myself insane for not seeing his potential genius investment idea of rental properties. Ive been researching since then and have read VAST forums of all different topics. So my question to ask is, what can you tell two 19 year olds about real estate investing to get us started on the right path. Jumping back to the fact I work in a bank, financing options always put my name at the top of the list. We were most likely looking to use 5% cash down and finance the rest. Bear with me here, because like I said we are the 4th cheapest city to live so the cost of housing is incredibly cheap. I wanna hear what advice everyone has for us. What can you tell us to get us to our real estate goals.
