@Dan Lucchesi I’d definitely be excited about pursuing a virtual meetup with the ultimate goal of finding someone or a group of people that might be interested in partnering on multi family properties or flips. My background is in remodels and project management so I’d be happy to handle day to day on whatever that might look like.

How had the STR market in Durango been? I had an STR in Salida and new city tax changes have made it much more challenging to be profitable.

Would love to start a Southwest Colorado REI Meetup Group as the closest groups I'm aware of are in the Denver and Northern Colorado (FoCo/Boulder) areas.

Anybody out there already meeting in the Salida/BV/Cañon City area? If not, would that be something anybody would be excited to participate in? I’d be happy to put in the legwork but just trying to gauge interest.

Looking forward to connecting with local folks either way!

@Vincent Pirrone this is a spot on strategy for small

mountain towns. I live and work in the Salida/BV area and this seems to be the only way to break into the market anymore. Would love to connect and pick your brain a bit as I’m hoping to do something similar in the next few years.

@Ali Boone thanks for the great advice. I do think there is a strange feeling around renting when you own other properties but especially in an expensive market the numbers to rent vs own just make more senses sometime. Thanks for the perspective.

@David Pere that advice really hits home. Good to make it straightforward and logical rather than emotional in any way.

Thanks for all the feedback everyone. It's been reassuring to see that others have faced this same issue and come up with a variety of solutions.

I've read quite a few of the "standard" books about real estate investing talked about on BP but have yet to really see how and where investors live while building their portfolios. I'm planning on holding my first home purchase as a STR but am really struggling to figure out whether it makes sense to try and buy something else right away or rent for awhile to build capital. I'm planning to use a HELOC to finance the purchase of my next property in some way depending on the market.

Seems counterintuitive to be setting my sights on purchasing a new property for other people to rent from me while living in a rental myself. Of course I realize househacking is the perfect solution but just curious about how others have dealt with the initial stages of living while building up a portfolio. I'm especially interested in hearing from those of you who live in expensive markets. I'm in Denver.

@Dan Mackin I'm very interested in house hacking to start. I've been doing short term rental with my primary residence during the summers and hope to hold it when I move as my first investment property.

@Dan Mackin I'll be moving to move in with my girlfriend who is currently living in the Denver area. I'm originally from Denver so feel pretty good about coming back and hopefully finding a job that will help fund future real estate deals.
