needs repair to ceiling and small bathroom repairs..

New flooring installled

removing one wall to reconfigure  floor plan to add 3rd bedroom

change out built in appliances in kitchen

change kitchen counters

paint

trash/junk removal on property

repair several cracked windows/screens...

I have just purchased an investment property in Cleveland and just transferred Water/Sewage into my LLC name...

Asking the water company what the average monthly usage is, i'm in sticker shock! Obviously past and current tenants have no consideration to conserve water...

Question.... is there a way to meter usage by unit so that tenant can be responsible for payment for future tenants? Water Company only has one meter at the property..

Any ideas how to pass this on to future tenants?

Hi, i've just purchased my first investment property in Cleveland and I'm looking for a General Contractor for help with small/ medium renovations and updates to my home.  

 Does any other investor in Cleveland have a GC that they use and would refer?  Thanks for your time and help!
