Hey everyone – just wanted to put this out there and see if anyone else has been through the same thing. Lately, I’ve been deep in research mode... digging into markets, running numbers, listening to podcasts, reading books – basically doing everything except actually making a move.

I feel like I’ve hit that classic wall of analysis paralysis. I want to take action, but I keep second-guessing myself, waiting for the “perfect” deal or trying to learn just a little more before pulling the trigger.

If you’ve been here before, what helped you finally take that first step? How did you push past the fear and just start?

Appreciate any advice – or even just hearing that I’m not alone in this.

Hey everyone, I’m looking for opinions on the best way to structure ownership for a property I’ll be using as an investment. This will be my first time owning a property that I plan to rent out, so I want to make sure I’m covering all my bases.

I currently have a VA loan, and while I know I can’t put the property directly into an LLC due to loan restrictions, I’m curious about the liability side of things. Would you still recommend setting up an LLC or some other corporate structure for liability protection? Or do you think keeping it in my personal name is just as viable?

I’ve heard both sides—some investors say they’ve never used an LLC and haven’t had issues, while others swear by having that layer of protection. Just trying to weigh the pros and cons, so any insight or personal experiences would be greatly appreciated!

I’m a home inspector and Field Services Director at Pro-Spect Jax in Florida, where I help homebuyers make informed decisions about their investments. Investment Info:

Single-family residence buy & hold investment.

Purchase price: $376,613

Moved to Orange Park, Florida, from Delaware three years ago, choosing this home as the perfect place to settle and grow. The plan is to transition into a new home in 2025 or 2026 while converting this property into a long-term rental.

How did you find this deal and how did you negotiate it?

We used traditional means, like Zillow to find the property.

How did you finance this deal?

We financed this deal using a residential VA Loan.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

We worked with Theo Fulger at DJ and Lindsey to purchase this home.
