Post: How to Estimate Rehab Quotes

Hi Everyone,

In terms of rehabilitation for a house that you might want to flip or rent, what is the best strategy to analyze how much rehab might cost you. I understand that rents and flips will have different criteria's of renovations and that I could always get a contractor to go out and get a quote; however, is there a way to learn on my own and be able to analyze how much a rehab will cost just from walking a house and going to a showing. I know it will not be 100% accurate, but I want to be able to have a range in terms of prices for renovations, just from eyeing the property myself. Let me know, thanks!

Quote from @Kevin Hintz:

For lead gen, I’ve had good luck with a few tools. I use HubSpot as my CRM—super easy to navigate and it syncs up well with other stuff I use. For finding off-market properties, PropertyRadar has been a lifesaver for me.

On social media, I’ve had success connecting with property owners and fellow investors through Facebook groups and LinkedIn. Direct mail still makes an impact too, especially when you’re targeting specific areas. To keep everything organized, I swear by Asana for task management; it keeps me on track.

On LinkedIn, how do you find property owners to connect with? Are there also groups within LinkedIn that I could join or is there some other method of finding investors on LinkedIn?
