Hello everyone, my name is Kyle and I am new to the bigger pockets community. I own a 2 bedroom condo in Dracut Massachusetts and I am looking to rent out the 2nd bedroom.
I have a potential tenant who I am in the process of screening. I found this tenant on furnish finder and reached out and responded to their housing request. The person who put in for the housing request was actually my potential tenants niece. She is looking for a place for her 59 year old uncle while he is in rehab. She said he is going to be receiving disability soon however during this time while his disability is pending she will be covering all expenses. For this reason I requested that she allow me to screen her and her uncle and she said that was fine. The screening is currently pending.
I told her that the lease will be month to month and the first month rent and security deposit is required at the start of the lease. I told her that I am planning on renting out the room for atleast a year so the lease could potentially keep getting extended up to a year. I have made a rough draft of the roommate agreement/ lease so they will know what is allowed at my condo and overall what I expect.
What I am wondering is how is it renting to tenants on disability? Because they are on disability is it more a gaurantee that they will pay rent? Should I be concerned that this person is not on disability yet and his niece is covering the expenses for the time being? Anything else I should be aware of? I've heard there could be some accommodations I night have to make as long as they are in reason. What exactly defines "in reason"? Also I was wondering what would happen if the tenant stopped paying rent with a month to month lease? If a tenant isn't paying rent and there lease is expired does this make it easier to kick them out?
