Making posts like this on various forums - CL, connected investors, myhousedeals - will draw a lot of wholesalers. Remember, they are looking for you too.

@Christopher Kolasa I work in the Nashville market with specifically distressed properties for investments so can offer some insight for this market. You may want to consider areas just outside of town such as Antioch and Madison. There are also "opportunity zones" that offer tax incentives to encourage investments in certain areas of town. North Nashville has opportunity zones AND there is going to be a lot of growth there in the coming years. Check out the 2 articles below.

@Asury Johnson sorry to hear about the long DOM on your Madison deal. Like any city there are pockets that may be harder to sale. Overall Nashville's days on market are very short - single digits in a lot of neighborhoods. When pulling comps, days on market is definitely something to take into account especially when investing outside of the city. If you are considering giving it another shot around Nashville I will be happy to talk with you.

The greater Nashville area is strong. Areas like Murfreesboro, Antioch, Madison are all good. They are within 30 minutes of town. Prices are still fairly low on the outskirts of town and the city is growing every day so the property values in these areas will soon catch up with the crazy appreciation that Nashville has seen. 

Also, there are "opportunity zones" that offer tax incentives in certain neighborhoods. Here is a link https://www.tn.gov/ecd/opportunity-zones.html

A lot of growth is coming to Nashville in the coming years. Amazon just announced a new facility here which will bring over 5,000 high paying jobs and over 13,000 jobs overall.

It depends on the neighborhood and condition, but I can confirm with Devan that it can be done for as little as $30/sqft and even an extensive remodel for as little as $75/sqft. Unless you are targeting the high $ part of town, you can just about build a new house for a little more than $120/sqft.

Hey Ryan, welcome. I can't speak to other cities, but I can speak to the real estate climate in Nashville. It is still very strong, and there will be a lot more growth in the coming years with a lot of industry moving here and a lot of millennials coming here. The 1% may be a little more difficult to find but I am still continuing to sale 5 properties per week that have 75-78% margin after repairs. I think the reason that the rental rates are lower than house prices is because of the expected growth in the coming years. I am sure other cities are strong too and I will follow this post to see what others opinions are.

I left Nashville and travelled to Virginia to be with family for the holidays. I sale distressed properties to investors in Nashville and I am somewhat new to town so I want to grow my investor base. What can I do during the holidays to get a jump start on the new year? Calling and emailing are difficult because people don't want to think about work plus I am not in Nashville anyway.
