@Marc-Anthony Signorino does the building use radiators? I would check if they need to be bled if that’s the case. Was having the same issue and it turned out a $2 radiator key was able to fix the problem.

Thanks for all the referrals! For reference in case anyone is looking for window replacements contractors in the future:

I ultimately went with DLM Remodeling who replaced 5 windows for $500 a piece. The replacement windows were Harvey brand and their team did a great job with the install.

Window Source came in with the best price at $375 but were heavily back-ordered at the time, and EB Windows & Siding quoted each window at $550.

Does anyone have a reference for a great tax CPA with with a good reputation for working well with real estate investors? Looking for someone in the greater Boston area. I appreciate any contacts if you have someone that's been really helpful!

@Jose Rubi hey Jose. It’s great that you’re already thinking about real estate at 18 and getting in the right mindset. If you’re looking for a great book to read, check out The Book on investing in RE with No and Low Money down by brandon turner. Lots of great strategies in there.

You should also start listening to the bigger pockets podcast, I think you’ll get a ton more information there hearing stories and strategies on how people got started, some at your age too.

You should also look for real estate meet-ups in your area where real estate investors get together. These were a lot easier to get to pre-COVID but you can meet some really successful investors in your area that can teach you a lot and guide you in the right steps for what strategies work in your market.

Lastly, I would try to learn how to analyze rental properties to learn what makes a good deal vs a bad deal. Bigger pockets has a weekly webinar I think where they show you how to do that and practice on a random property.

@Harry James you should consider house hacking. By owner occupying you’re able to lower your down payment to as little as 3.5%, and banks will consider rental income from your other units to increase the value of property you can afford. A bank might say you can only afford a 300k single family, but adding income from other units could give you a chance to by a 2,3,4 family for under 50k down pmt. lot of people start scaling their rental portfolios this way around Boston.

@David Parent Thanks Dave, good to know that's what I should expect.

@Elizabeth Lagattolla @Ray Hurteau I appreciate the suggestions, I will check them them out and see how the prices compare!

@Lien Vuongyou bring up a really good point. It may take a little extra digging to find the right contractor then! Appreciate the insight!

Hey everyone. I'm looking for a window contractor to replace 3 broken windows in Melrose, MA. Any recommendations for a contractor/handyman to do the job?

From the few contractors I've talked to, the quotes ranged from $800-2000 per window and I got roped into a 90 minute window sales pitch. What's a normal price to pay per window for a rental around Boston? I would've expected $300-500 but maybe that's completely wrong.
