I have $50k cash. I am pre approved for a $250,000 loan. I can get an fha as I do not own a home. 

My question is, how can i start to brrrr as fast as possible? As I cant find a house for $50k or less and rehab it. Should I go to a hard money lender, use that money to brrrr? Wait to brrrr and flip some houses? 

What are my best options for gaining cash flow the quickest, so I can start brrrr’ing and build weakth?

So I am just starting out in Buffalo NY, I have done all my research but am torn. What should I start with? Flipping houses? BRrr some rentals? I can get pre approved for up to $250,000 conventional financing if needed. 

This will eventually be my main form of income. But for now I need to do whatever method will get me the best returns so i can eventually build up to having a large rental portfolio. 

I am not a realtor, I am somewhat handy but limited to basic rehab work (will probably mainly hire contractors) I have good credit.
