I'm an beginning investor and my wife asked me what would she have to do with our properties if I died? 


What is the best company structure to hold properties in so that if I died someone could then take and manage or sale them with the least amount of hassle?

The unit that has the dirty filter might have a broken supply air joint or broken ductwork causing the inside to go negative pressure.  I've seen that cause filters to get dirty fast. Check connections at air handler/furnace and fix any leaky/broken ductwork.  If the filter is discolored and not dirty they probably burn candles or is caused by some type of smoke. Sometimes cooking will cause discoloration but rarely.

I'm in the process of looking for property to rehab and rent. What company structure should I use if my final goal is to have 100+ units? I currently own an HVAC company and would like to keep things separate.

I'm wanting to build 2 bedroom/2 bath homes for 50+. I want to life easier on the aging.  Looking for advice on best senior layouts, recommended fixtures/shower bars, entrances  etc. Any insight would be appreciated.

 HVAC. heating, VENTILATION air conditioning. That's who normally gets the job of venting. If you are trying to hook up a 3" output fan to a 2" duct you should replace the vent duct and size for 3".

I've been doing HVAC for 30+ years and have never seen Evcon products.  With that said, most ac systems made today have the same parts in them. Go for warranty. Some equipment comes with a 10 year parts warranty.

If your main floor is the bottom level you might be OK  because heat rises. In most cases replacing the furnace is recommended and is often the safer choice. Another option would be a ductless mini split system. They work good in certain applications but are generally more expensive.  

Most new furnaces and heating units come with a 10 year warranty if registered. Make sure the install company registers it or go on line to the manufacture's web site and register it yourself. Failure to register will revert the warranty to 5-year.

Be careful using space heaters. They have a tendency to pull a lot of amps (electricity) and can overload your circuits.

I'm in the process of building duplexes for rent to 50+ age group and wanted to know what size units generally work better for 50+ year olds? My current plan is to build 2/2 units but I am starting to think some 1/1 units would work also.

I'm trying to build an over 50 lease community with 20+ duplexes on some of my frontage road (no city zoning). I was wondering if anybody has experience in getting the county to pave roads? My power provider has agreed to run power to the streets at no charge.  I'm for ways I can hedge my expenses early on. Any ideas would be greatly appreciated.

I'm outside of the city limits so I don't think zoning is going to be a problem. However, there is city water and I should probably see if there would be any restrictions on that. There is no city sewer but I can handle installing the waste systems.

Talked with some local property management people and they said there is a demand for housing  50+ age. I figured I could market to that demographic. I'm not too sure one one bedroom or two bedroom units.
