@Peter Walther It requires a lead based paint and property disclosure and to provide current leases.

@Peter Walther, yes I have.  I was told the certificate of title is essentially the same thing as title insurance but just a bit cheaper. I just wanted to verify if that is true.

I'm set to close on 2 rentals this month. I got a preliminary HUD sheet from lawyer. Under the 1100 lines for Title Charges, 1101 "Title services and lender's title insurance" is filled in. 1102 "Settlement or closing fee" is filled in and 1109 "Certificate of Title Fee" is filled in. On my other property on closed on a year ago, I had 1103 "Owner's title insurance" and 1106 "Owner's title policy limit" filled in. My question is, is title insurance the same thing as a certificate of title?

Also, I'm in PA and I know that title insurance is capped based on sales. Does anyone know where I could find a rate table?  They all seem slightly out of date online
