I left the info in the comment section just above. "The property is a Tripex in Sunnyside neighborhood, Denver, CO. Two 2/1 units, one 2/1.5 unit. Comps as far as I can tell are $2.3k for each of the 2/1s and around $3k for the 2/1.5. Asking price is $1.1M, but my gut says it will go for over. maybe 1.2M or 1.3M. I'm planning to house hack so cashflow will be negative in the immediate, but I want to fundamentals to be solid so that when I move out of the property there can cashflow sufficiently. I am speaking to a lender so I don't have the exact numbers in front of me in terms of what the monthly payment would be. There is value-add potential. The units have very large bedrooms and on unit had 2 living rooms. I can recapture that space as a third bedroom for that unit and add a bathroom utilizing some of the existing plumbing in the area for the laundry room and neighboring bathroom. My analysis shows that if I chose to Airbnb one of the 2/1 units it could bring in just shy of $4k/month, but the risk of vacancy is daunting. Thank you for taking some time!"
