How is the process the process for financing a home that is currently going through bankruptcy. I’m looking to buy a home rn to live in and my market is absolutely insane rn people gettting 10-20k over asking and I’m looking at some homes that are discounted and some are going through bankruptcy. Is the process difficult? I can’t find any forums online about the process

Currently having issues passing the national exam. I passed my states exam first time but national I’ve tried 4 times and every time I’m 5 points away from passing. They don’t tell you what you get wrong is there anyone that’s used an online practice test that’s similar to the exam that actually helped you. Thankyou.

What are the benefits of using a contractor? My father and my uncle do amazing work for cash on the side. Is there tax benefits to using a contractor? Or is it better to save money by having someone else do it for cash when time frames aren’t a major issue

After I reach 4 properties that I have a mortgage with what is my next step to buying more? I have not reached 5+ unit properties yet so I’m not to the point of doing commercial.

I’m 23 and starting to get into real-estate! I have a good paying job to fund my first couple business deals. I’ve been educating myself with books and multiple podcast. I’m looking to buy my first property to live in. Would buying a duplex and living in one side and renting out the other a good idea? My long term goal is to own multiple rentals solely for my retirement. Short term I’d like to quit my job and go full time rehabbing (do most of the physical labor myself) and wholesaling. I live in very competitive fast growing area. I don’t know where to exactly start. My wife also just got her license to make things a little easier. I’m basically her sugar daddy on this business adventure until I can quit my job. So what is the best property to buy first to increase your chances of success?
