@Anthony Thompson @Nancy DeSocio Awesome, thank you guys for the advice, I will definitely be taking all that in to consideration. Also Anothony it makes sense what you said about the number and making them work.

Last question is any advice on other locations I should be targeting? Some other areas I have been seeking out is North Kingstown and possibly Johnston?

@Anthony Thompson ah good point about the flood zone too. I also know there are a lot of historical homes over there which have specific laws residing around them.

Do you think this price inflation is above what market value should be for the area and still do-able? I am planning this to be my first owner-occupied rental to get my feet wet and would rather push for a more stable / maintained area than higher cash flow as long as this prices are fair.

I see a lot of talk here about the providence, pawtucket and woonsocket areas, but does anyone have any insight on Cranston? I am specifically looking to invest in a duplex and thinking of targeting edgewood, trying to stay closer to the pawtuxet village area. I feel this area is pretty central is RI and pawtuxet village seems as though it would be pretty alluring to potential renters. What are the pros / cons of this area and anything I should look out for?
