In case of a suit, will insurance companies or courts require a DNA test if a dog is suspected of being something other than what is listed on the vet records?

Hi All,  

My question is in regards to operating costs (heat, snow removal, and landscaping) for multi-family buildings in New England, and if/how owners are passing these costs off to tenants.  

Back story: My area is not serviced with natural gas and gets a lot of snow. The properties also generally have large lawns. Unlike single family rentals where the tenant will be responsible for all costs, small multi-family building owners are typically stuck. Building these costs into the numbers along with the standard considerations (MITI, management, vacancy, CapEx etc) can tip the scales and make finding deals difficult.

How do you offset and/or pass off these costs to your tenants of a multi-family in which you do not reside?  

Multiple heating systems?

Build snow removal into rent?

@Tyler Bushey I've gotten a proposal from PCU in Lyman and have contacted another local snow blowing service.  I'll be sure to talk to Two Tractor Guys.  Thank you.

Thanks guys!  Turns out my driveway is not set up well enough for a plow service given the size and garage in the back.  I found a company that still does snow blowing starting at $65 a storm.  Considering that I live in the upper unit I would normally plan to do it myself, but an injury is preventing that.  I'll definitely keep this in mind when evaluating properties in the future.  Looking like its going to be a long winter!

Hi all,

Can anyone recommend a good snow removal service for residential rental properties in Biddeford?  Furthermore, is it more or less common for tenants of 2-4 unit rentals in Southern Maine to be responsible for their own snow removal?  My last landlord provided that service in Saco, but I've also heard the opposite.
