Wondering if anyone in the Seattle, Everett area is willing to work with a newbie. I have a lot of rehab/ remodel experience plus I'm a home inspector.

You have to seal up rodent entry points, dime size for mice and quarter size for rats, then poison the little devils. Agreed get a carpenter to evaluate and repair as necessary to cover the gap over the shower.

You could go with laying 1/4 inch plywood which will even out the lumpy floor and create a smoother transition to the tile. This could be equivalent to the cost of renting a rotary sander also less clean up.

I'm just getting started and very motivated but I have no money in savings. I'm going to get the BP book investing with no and low money down. Does anyone have any insight to lend to a western Washington beginner.
