First off! I love your comparison to getting the right heading/speed and altitude because in reality you know there is so much to learn when you're starting something new, beginning with finding the runway of course! From the sounds of it, you aren't giving yourself enough credit! I think you have found the runway and are just now checking over a pre-flight checklist! The goal is the end now it's time to work backward! I am up in northern Colorado and I would say that there is something in every market but obviously some are more up and coming and some are well established. I have a friend working on a fix and flip in Denver right now. I would say it is just about making sure you are running numbers and working through what you DO and DONT want in terms of house hacking. Also deciding if maybe you want to invest elsewhere but not necessarily move. There are a lot of options and I think this community is really great for getting a clear idea of all the creative options that exist that sometimes don't even come to mind until you put it out there!

I need to talk to some northern Colorado contractors to get ideas on cost to build per sq ft. for standard homes with basic finish from the ground up.
