Hello all! I am understand of the finance terminology but would like to better understand how to wrap all the information together to understand what is a good deal, ok deal, and a bad deal.. etc. I know there are a lot of moving pieces yet to be learned for this example.. It would be a syndication deal - here is the brief information - the deal is still being put together by the syndicator and once it is put together they will give out more information.. for now, they are wondering if people are interested or not.. also are there any books you would recommend that help you understand these investments. for now, I will avoid this investment till I have a better understanding of everything. 

Projected Hold Period - 3 Years
IRR: ~16.5%
Average Annual Return (includes sale): 18%
Average Cash-on-Cash: 7%

Hello! Looking to buy land in ATX. Does anyone have experience with permit timeframe? Would want to change from SF-3 to SF-5. SF-5 allows for condos

Hello! We are going through the process of buying a property and it has concrete floors- there are areas of wear and tear that have caused black marks and smudges(for lack of better term) on the floor- any ideas on the causes and recommendations on fixing?

Our tenant broke out no pet rule for a number of months- we just found out- we are also in the middle escrow with them to purchase the house- any suggestions on what to do? Thanks!
