I have a tenant who had a stroke.  He went in a week before rent was due. Now rent is 15 days late. Not sure when or if he will able to return. A family member finally reached out to me last week and said they would try to pay the rent for him. So far nothing. Any thoughts or suggestions would be appreciated.

I have a fiveplex with 1br/1bath  I list the units as Single Occupancy Apartments.

I give the following reasons for this:

Septic system capacity

Noise level in building

Drama 

Size of units

More people, more problems.

It would be so much easier to rent to 2 people and charge a little more but I'm trying to avoid problems. However, either way you're going to have issues..

Had a tenant leave this weekend unbeknownst to me. Didn't pay August rent. I do have security though. Did me a favor by leaving. Shut his phone off and messenger on FB. I can forget about it or get it in record that he broke a lease. Thoughts appreciated.

@David Chwaszczewski it looks like it's not only the mileage rate, it's also the % of appraised value too.

When you signed a new lease with these tenants did you check them out as far as do they have sufficient income to afford the monthly obligation?

Do they want to stay living there? 

How long have they been there?

Does anyone have experience investing in SC?  I live near the state line and have avoided looking in SC because of unfavorable property tax increase to investors.
