I am looking into a Duplex in the Minneapolis area and based on my max allowable offer my cash on cash return would be around 4.5%. 

What is your COC return goal for a Multi Family property?

Its an upper/lower duplex based on the area and average rents i believe ill be able to get 850 per unit. have not done a walk through yet but based on photos its in move in ready shape.

Will someone briefly explain the process of a double close at the closing table? Also do you need a custom purchase agreement that allows for assignment? Or will your state standard purchase agreement allow this?

Is there a rule of thumb to estimate Rehab costs? i thought their was a $ per square foot amount you can use for a quick estimate.

 My excel experience is limited Im looking for some advice on how to build a spreadsheet for Rental property analysis particularly the Brrr method. What criteria is most useful to be tracking in a spreadsheet, Are there any free templates that exist? Or do a lot of you use the Biggerpockets Calculators for your deals?

The house would be a single family rental. The property was recently Rehabed. It's a two bedroom 1 bath plus bonus room, about 1500 square feet. And planning on managing the property for the first year
